HOW MUCH DOES A ROOM ADDITION COST?

The most frequently asked question we receive at Tridel Construction revolves around costs pertaining specifically to additions. Because all projects are different it is difficult to answer these questions outside of a general cost window.

Each project has its own specific cost structure that varies when it comes to materials, professional services (electrical, plumbing, etc.), and labor. No matter the scope of the project, we are cost transparent and do our best to complete projects within budget. 

1ST STORY ADDITION

Cost: $275 - $325/SQ FT

Planning Timeline: 1 - 3 Months. 

This includes preliminary plans and construction document production.

Construction Timeline: 6 - 12 Months. 

This varies largely based on the size of your project. Most of our additions are completed within 6 months, but inspection periods can delay progress. Allow 6 - 8 weeks for permitting on most major projects. 


The most common addition is that of a master suite. This typically includes a master bedroom, 1 or 2 walk in closets, and a large master bathroom with a tub/shower combination. Building in an open, flat yard area where walls can be adjoined easily to existing walls is extremely cost effective. 

  • The more elaborate the pluming and electrical, the higher the SQ FT cost.

2ND STORY ADDITION

Cost: $300 - $450/SQ FT

Planning Timeline: 1 - 3 Months. 

This includes preliminary plans and construction document production.

Construction Timeline: 6 - 12 Months. 

This varies largely based on the size of your project. Most of our additions are completed within 5 months, but inspection periods can delay progress. Allow 6 - 8 weeks for permitting on most major projects. 


In the Las Vegas area, our developers like to build homes EXTREMELY close together! When we don't have room to expand out, we build up! Building a second story room addition involves serious labor, protective precautionary measures, and meticulous planning to ensure a properly secured extension to the existing structure. 

  • Projects of this magnitude can take additional time to plan and permit as there are lots of stair, egress, and wind load codes to consider.

GARAGE ADDITION

Cost: $150 - $250/SQ FT

Planning Timeline: 1 - 2 Months. 

This includes preliminary plans and construction document production.

Construction Timeline: 6 - 12 Months. 

This varies largely based on the size of your project. Most of our garage additions are completed within 4 months, but inspection periods can delay progress. Allow 6 - 8 weeks for permitting on most major projects. 


Garage additions can usually be completed without the amount of finish work required for interior living space. Typically the electrical work is minimal and there is little to no plumbing or wall finish required.

Construction Timeline: 8 - 12 Months. 

This varies largely based on the size of your project. Most of our stand alone additions are completed within 4 months, but inspection periods can delay progress. Allow 6 - 8 weeks for permitting on most major projects. 


In the Las Vegas area, building is proving to be more cost effective and beneficial than buying. It allows freedom for complete customization and time to ensure a solid structure that is up to code.
